How to buy

From the first call to the handover of the keys.

  1. 1

    Video call or visit

We show you the villas, the construction site and the numbers. If you are in Lombok, you come and see them.

  2. 2

    Reservation and contract

You choose your villa, we guide you through setting up your company and we sign the sale contract with a notary, in Spanish or English. The whole process can be done remotely.

  3. 3

    Payments as construction progresses

Construction takes 12 to 14 months, with a local builder under our daily supervision. You receive photos of each stage.

  4. 4

    Turnkey handover

You receive the villa furnished and ready. From that day it enters management and starts to be rented out.

Legal structure

What exactly you are buying.

Indonesian law does not allow a foreigner to hold full ownership of land. You therefore buy through a recognised legal structure, which we explain with our notary before you sign. Marlaca runs the villa under a management agreement: it rents it out and pays you the net, but it does not own your villa.

According to the Marlaca IV legal documentation. Not freehold.

Frequently asked questions

What people ask us before investing.

What title do I hold over the villa?

You buy through a PT PMA company that holds an HGB right over the land, which allows you to build on and use the property for renewable terms. It is not full ownership of the land, which Indonesian law reserves for its citizens. We explain it with our notary before you sign.

Is the return guaranteed?

No. We work with three scenarios (11%, 14% and 18% a year, before corporate income tax) and show you the assumptions behind each.

Can I visit the villas that are already operating?

Yes. If you are in Lombok, we show you operating villas and the construction in progress. If not, we do the visit by video call.

Can I use the villa myself?

Yes. You reserve the dates you want and the villa is rented out the rest of the year. The more nights you use it, the lower the rental result will be.

How much does Marlaca charge to manage the villa?

20% of gross operating profit (GOP): what remains of the income after platform commissions and operating costs.

How is it paid?

40% on signing the sale contract, 40% in milestones during construction and the remaining 20% at least two months before the villa is finished. A fractional share is reserved with €5,000 and, once the Partnership Agreement is signed, the rest is paid. We send you the payment schedule with the contract.

Can I sell it later?

Yes. We will explain the process.

What if I want to invest less than €165,000?

A fractional share from €36,800: 4% of the company that owns four 2-bedroom villas at Marlaca IV, with a €5,000 reservation and the rest after signing the Partnership Agreement; you receive your share of the net profit in a six-monthly distribution. No fixed return guaranteed.
